Two of three proposed towers will have rooftop swimming pools in Brisbane developer Belmonde Property Group's joint Build to Rent (BTR) venture with Sun Luxe Group, in Woolloongabba, in the heart of the 2032 Olympic precinct.
The project, dubbed Gabba Heart Precinct, will see four towers built, three of which will home 1,184 BTR units. The fourth tower will be part hotel, part serviced apartments.
When LIV Indigo was 80% full, 10.3% of occupants were aged 50 and beyond. If that ratio is applied to this proposed development, then more than 100 potential clients for retirement living operators are missed.
The towers will rise above three podiums which will comprise significant retail and food and beverage tenancies.
Each of the towers will have amenity on both the podium level and the rooftop.
Architecture firm Cottee Parker, who have designed the Lendlease/Quad Real BTR in Brisbane Showgrounds, are behind the designs of the precinct, with landscaping by Urbis. Cottee Parker say the project will "reactivate the heart of Woolloongabba, embrace Brisbane’s subtropical climate, and showcase the best of Queensland’s unique climate and lifestyle with iconic architecture."
The application is another proposed development which is looking to push past the height limits of the suburb, which is set at 20 levels.
