In a new model, the Victorian Government is leasing land to Building Communities, a Not For Profit project group partnering with Homes Victoria, to build, operate and maintain housing for 40 years, after which the land and all homes will be returned to public ownership.

The first round of the Ground Lease Model is on track to build 1,370 homes by early 2024 across three sites in Brighton, Flemington and Prahran – along with a further 285 homes in Flemington by the end of 2026.

The Brighton project will deliver 291 new homes including 151 social housing homes - increasing social housing at the site by more than 18%, while there will also be 140 market homes supporting growth in Melbourne’s housing supply.

The Built For Renters apartments at Prahran and Brighton are part of new, integrated housing precincts that will include specialist disability accommodation, affordable and social housing.

All tenants will receive the same level of service from an onsite support team, and all community development activities and social gatherings will be open to everyone.

Shared spaces will include community rooms for social and educational activities, active open spaces, community gardens and pocket parks.

“Hundreds of families will benefit from these light-filled, energy-efficient, accessible and beautiful homes in a thriving community close to schools, healthcare and public transport,” Minister for Housing Harriet Shing, said.
