An Environmental Impact Statement by Ethos Urban for the proposed 348 home development in Rhodes, 12km west of Sydney's CBD, has been submitted as part of a State Significant Development.
It is classified as a mixed-use development comprising seven lots and a total area of 5,608msq, with an approximate 130m frontage to Concord Road to the east and 113m frontage to Blaxland Road to the west.
The proposal, won in a competition by architect BatesSmart and landscape architect Turf Design Studio, is for retail uses, a new fire station and landscaped public open space at the ground plane, seniors housing within the podium, and two 22- and 26-storey residential towers with 348 dwellings.
The podium would have three levels with 30 Independent Living Units (12 one-bedroom, 12 two-bedroom and six three-bedroom) and a 93-bed residential care facility (31 beds on each floor).
The development, which is now on exhibition, is one of 34 submitted as a State Significant Development.
As reported in this newsletter, Amara Cremore by Pathways has been recommended for approval. The five approved under the State Significant Development initiative are:
- Montefiore’s $83 million development of 87 independent retirement living units in Randwick, 6km southeast of Sydney's CBD.
- BaptistCare’s $190 million co-living development at its Carlingford birthplace
- Uniting’s $300 million 400-bed continuum of care development in Charlestown, Newcastle;
- HammondCare’s $82 million plan to demolish its Neringah Hospital site at Wahroonga in Sydney’s Upper North Shore, for a major senior housing project;
- Opal HealthCare’s Narwee Parklands Community Care plan on the site of a former BUPA aged care home.
